After a homeowners or landlord policy is purchased, in some cases, a home inspection may be required to confirm that your home is safe and in proper condition. A home inspection is a visual review of the exterior of your home, from foundation to roof, along with your yard and any other structures on your property. In certain cases, the interior of your home may be inspected as well. You can find answers to your important home inspection questions below.

An inspection may be required to confirm that the condition of your property and exposure to hazards meet our standards for an insurable home. Refusal to allow inspectors onto your property may result in the cancellation of your policy. Even if your home was inspected when you recently purchased it, it may still need to be inspected.

Within two to four weeks after the policy effective date. Typically, homes in urban areas are completed within two weeks and homes in rural areas are completed within four. If you notified us of your plans to fix your home when you purchased your policy, the inspection will typically be scheduled for six to eight months after the policy effective date.

Our third-party inspection partners, Mueller Services and Reliable Reports, will conduct the inspection. They'll show you their identification upon arrival.

Exterior Inspections:
Scheduling: The inspection will automatically take place. No action is required by you.
Do you need to be present? No
Inspector Responsibilities: Inspect the exterior of your home, yard, and roof.
Average time to complete: 10 minutes

Roof Inspections:
Scheduling: The inspection will automatically take place. No action is required by you.

Inspector Responsibilities: Inspect the exterior of your home, yard, and roof. If it's safe, they'll also walk along the roof to assess its condition.
Average time to complete: 15 minutes

Interior Inspections:
Scheduling: The inspection company will contact you to schedule an appointment.
Do you need to be present? Yes
Inspector Responsibilities: Inspect the interior condition of the home, as well as the heating, electrical, and plumbing systems. They will also look at the exterior of your home.
Average time to complete: 20 minutes

Insurance to Value (ITV) Inspections:
Scheduling: The inspection company will contact you to schedule an appointment.
Do you need to be present? Yes
Inspector Responsibilities: Inspect the interior condition of the home, as well as the heating, electrical, and plumbing systems. They will also look at the exterior of your home and measure out the square footage of your home.
Average time to complete: 30 minutes

*If inspectors believe a minor is home alone, they will leave the premises and not complete the inspection.

  • Exterior and Roof: Overall condition of the property, including but not limited to large branches overhanging the home, broken and boarded windows, debris on premises and the condition of the roof, walls and foundation.
  • Interior and ITV inspections: Overall exterior and interior condition of the home, including but not limited to the heating, plumbing and electrical systems.

The inspector may walk around all accessible areas of the property premises, even if it is fenced. For roof inspections, they may also walk along the roof to assess its condition.

Inspectors may contact you to schedule an interior inspection, if they are unable to reach your property, if you live in a gated community or if they want to verify your address.

  • We may adjust your policy coverage to ensure that your home is adequately protected. In certain states, we may adjust roof settlement coverage based on the condition of roof.
  • We may cancel your policy if we discover that the condition of your property and exposure to hazards does not meet our standards for an insurable home. For your safety, we suggest repairing the hazardous conditions identified by the inspector. Please note, repairing the hazardous conditions may not lead to a reinstatement of your policy.

You'll receive a postcard or letter with your inspection results. You should receive it within 30-60 days after your policy's effective date.
